Hyderabad’s booming real estate market scaled a new high on Thursday after a prime land parcel in Raidurg Panmaktha fetched a record-breaking Rs 237 crore per acre during a high-profile e-auction conducted by Telangana Industrial Infrastructure Corporation Limited (TGIIC). During the mega e-auction held in Serilingampally, 6.29 acres of prime land fetched a massive Rs 1,490.73 crore, translating to nearly Rs 237 crore per acre, the highest land price recorded in Hyderabad so far.
According to The New Indian Expressthe latest transaction surpassed the previous record set during a Raidurg land auction in October 2025, when land prices had touched Rs 177 crore per acre. Officials said the new deal represents an increase of nearly 34%, highlighting the soaring demand for premium commercial land in the city.
Gowra Ventures Private Limited emerged as the successful bidder in the auction. The company is expected to develop a new IT office tower on the site, further strengthening Raidurg’s position as one of Hyderabad’s leading commercial and technology corridors.
Another Major Auction Scheduled For June 1
TGIIC is now preparing for another high-profile auction in the same locality. A separate land parcel measuring 5.09 acres, located in Survey No. 83/1 at Raidurg, is scheduled to go under the hammer on June 1. Officials have fixed the upset price at Rs 139 crore per acre, while bid increments have been set at Rs 1 crore per acre or multiples thereof.
Authorities indicated that the next auction could also witness bids crossing Rs 235 crore per acre, given the intense market interest in the area.
Raidurg Emerging As Hyderabad’s Premium Growth Hub
Officials said the strong demand for land in Raidurg reflects Hyderabad’s growing stature as a major destination for IT investments and high-value real estate development.
Knowledge City has rapidly evolved into one of the city’s key commercial hubs alongside:
- HITEC City
- Madhapur
- Gachibowli
- location
- Financial District
- Nanakramguda
The region is witnessing rapid expansion of:
- commercial towers
- office spaces
- shopping centres
- premium residential projects
According to officials, the auction attracted strong participation from several leading national developers, leading to intense competitive bidding throughout the process. The auction response is being described as a reflection of growing investor confidence in Hyderabad and Telangana.
Auction Conducted Through MSTC Platform
The e-auction process was carried out through the MSTC platform, operated by MSTC Limited. Meanwhile, JLL served as the exclusive transaction advisor for the auction. Officials revealed that TGIIC originally owned nearly 470 acres in Raidurg.
Over the past decade, close to 200 acres have already been sold.
Of the remaining 270 acres:
- around 50 acres are currently tied up in legal disputes
- the remaining parcels are being auctioned in phases
Authorities stated that the developed plots being offered are:
- encumbrance-free
- litigation-free
- equipped with unlimited Floor Space Index (FSI)
- approved for multi-use zoning
- connected through strong road infrastructure
- ready for immediate construction without requiring land-use conversion
The latest auction is being viewed as another indicator of Hyderabad’s accelerating commercial real estate growth and the increasing competition for premium land parcels in the city.
