5% Property Tax Rebate Extended in Bengaluru; Govt Eyes Higher Collections
Property owners in Bengaluru now have more time to avail the 5% rebate on property tax, with the Karnataka government extending the deadline to May 31, 2026. The relief applies to around 25 lakh properties across five municipal corporations in the Greater Bengaluru Area (GBA).
Confusion Over Property Classification Slowed Payments
The extension follows delays caused by confusion around tax rules, especially among apartment residents. Many taxpayers held back payments due to unclear classification norms.
Resident groups, including the Bangalore Apartment Federation, raised concerns over certain flats being labelled as bulk waste generators, which led to uncertainty in tax calculations and compliance.
Clarifications Came Late, Causing Backlog
Officials said most of the concerns were addressed only around mid-April. By that time, a large number of taxpayers had already missed the momentum to complete payments within the original timeline.
To prevent further inconvenience, authorities decided to extend the rebate window.
Financial Pressure and Timing Also Played a Role
Apart from technical confusion, timing also worked against taxpayers. The earlier deadline coincided with a period when households were dealing with multiple expenses such as school fees and seasonal spending.
As a result, property tax payments were postponed by many families.
Civic Bodies Face Rs 500 Crore Revenue Gap
Even as residents get more time, the delay has impacted civic revenues. Authorities estimate a shortfall of around Rs 500 crore this year.
Last year, property tax collections were close to Rs 1,500 crore, indicating that the current slowdown has significantly affected inflows.
Officials are now hoping that the extended deadline will encourage more property owners to complete payments and improve overall collections.
