Delhi, Mumbai or Bengaluru Do you know which city of India has seen the highest jump in the last few years? According to the LinkedIn Post by Investment Banker Sarathak Ahuja, Hyderabad has become the number one city in India with the highest increase in real estate sector in the last four years. At the same time, Noida is second with 70 percent and Gurgaon is third with 60 percent. Delhi and Mumbai are behind in this matter.

Delhi and Bengaluru behind

Delhi and Bengaluru have seen an increase of 45 per cent, Mumbai is behind with an increase of 40 per cent. Whereas Chennai is at the bottom of the list with less than 20 percent increase. Kolkata and Ahmedabad have seen 25 per cent rise and Pune has increased by about 30 per cent.

Sarathak Ahuja says- ‘There are something special in every city, where someone can say that in four years the prices have been three times, but we are talking about average here. This list shows that the new emerging cities are now ahead in real estate instead of old big cities. Knight Frank’s 2024 report also confirms Hyderabad’s spectacular performance, which mentions an average of 6% annual growth and up to 14% in areas such as Medchal-Malkajgiri ‘.

Although the entire city has not been confirmed by exactly 80 percent, Hyderabad is one of the most frequent cities in India’s real estate market.

Noida is growing rapidly

Noida’s progress is even more special. According to Propequity, the average price of new projects increased by 152 per cent from 2019 to 2024, ie an increase of about 100% in four years. From this, Noida is a strong contender for the top location, it depends on how the increase is measured. Gurgaon increased from special areas like Dwarka Expressway and Golf Course Road, where a sharp jump was seen from year to year. Nevertheless, the average of the entire city is behind Noida.

Bangalore and Mumbai have been stable but low increase, while cities like Chennai and Kolkata are performing less than 50% average of national metros, the city-by-city analysis of Ahuja reflects the change in Indian real estate, where the fastest growth is now happening not in the oldest markets of the country but in newly emerged cities.
