- Google India Leases 617,000 Sq Ft In Atrium Place Tower 1 Gurugram, To Pay ₹671 Cr Over 5 Years

Google India has taken on lease about 6.17 lakh square feet office space in ‘Atrium Place’, Gurugram. According to the transaction documents of Propstack, Google will pay a total rent of Rs 671 crore for this space over the next 5 years.
This fresh lease deal has come at a time when the demand for Grade A commercial infrastructure in the country is witnessing a huge increase.
₹10.55 crore rent every month, ₹63.65 crore security deposit
Google has taken a total of 6,17,448 square feet office space on rent in ‘Tower 1’ of Atrium Place, Gurugram. Atrium Place is a joint venture between DLF and Hines. Under this agreement, Google will pay rent of approximately Rs 10.55 crore every month at the lease rate of ₹ 171 per square feet.
Along with this, the company has deposited Rs 63.65 crore as security deposit. According to these documents, which were registered in April 2026, this lease also includes a provision for a 15% increase in rent every three years. This new lease has started from October 1, 2025, which covers the second floor to the 16th floor of the commercial tower.
Last year also Google had made 2 big lease deals
Google is continuously increasing its office space in India. Before this fresh lease, in the year 2025, the company had also taken 5,50,000 square feet office space on lease from managed workspace provider ‘Tablespace’.
Not only this, in the year 2025 itself, Google had also renewed the lease of its office space of about 8,70,000 square feet in Doddanekundi, East Bengaluru, for which the company is giving an annual rent commitment of Rs 90 crore.
Demand for DLF assets intensifies in Gurugram
This deal has come at a time when there has been a huge surge in demand for DLF’s commercial assets in Gurugram. Just last week, Airbnb has taken 46,437 square feet office space on lease for 5 years in DLF Cyber City, Gurugram for its Global Capability Center (GCC). AirBnB is paying an initial monthly rent of around Rs 61.53 lakh for this.
Market experts believe that technology sector giants are now signing long-term and high-value lease agreements at rates of more than ₹130 per square foot. This is a clear indication that the demand for Grade A commercial infrastructure in the country remains very strong.
Global Capability Centers continue to dominate
Global Capability Centers (GCCs) have the biggest role in driving India’s office lease market. A total of 20.7 million square feet (msf) of office space was leased in India during the January to March 2026 quarter. Of this, GCCs alone accounted for 9.1 million square feet, which is 44% of the total absorption.
What are Grade A Commercial Infrastructure and GCC?
- Grade A Commercial Property: This is the most premium category of real estate. It offers excellent location, world-class building quality, advanced security, high-tech life support systems and top-notch amenities. Big multinational companies like Google, Microsoft choose such offices.
- Global Capability Center (GCC): These are the centers established by a foreign company in India or other countries, which themselves handle the work of IT support, research and development, data analytics and customized tech solutions for the main company. Earlier they were also called back-office, but now they work on core technology.
