Faridabad’s connectivity with Delhi and other parts of the NCR has improved through major road corridors, including the Delhi-Mumbai Expressway and National Highway 44.

The expansion of regional rapid transit connectivity in the NCR could further strengthen the city’s integration with neighbouring urban centres.
Faridabad Real Estate: Once known primarily as an industrial centre, Faridabad is undergoing a transformation in its urban and real-estate profile. Improved road connectivity, expanding social infrastructure and the availability of relatively larger homes at prices below several competing NCR markets are drawing greater attention from homebuyers, developers and investors.
The shift is particularly visible in Greater Faridabad, where new residential developments have expanded the city’s housing options from mid-segment homes to premium and luxury projects. The emergence of new commercial and social infrastructure is also gradually changing the perception of Faridabad from an industrial satellite to a more self-contained residential market.
Connectivity Drives the Next Phase of Growth
Infrastructure has been central to Faridabad’s changing real-estate landscape. Its connectivity with Delhi and other parts of the National Capital Region has improved through major road corridors, including the Delhi-Mumbai Expressway and National Highway 44.
The proposed Faridabad-Noida-Ghaziabad (FNG) Expressway is also expected to strengthen east-west connectivity across the NCR once the relevant stretches become operational. Together with existing road and metro connectivity, these infrastructure projects could reduce travel friction for residents and improve access to employment centres across Delhi, Noida and Gurugram.
The expansion of regional rapid transit connectivity in the NCR could further strengthen the city’s integration with neighbouring urban centres, although the impact will depend on the specific corridors and their implementation timelines.
Jewar Airport Adds to Faridabad’s Strategic Appeal
Faridabad is also positioned to benefit from its proximity to Noida International Airport at Jewar. A proposed greenfield expressway linking Faridabad with the airport is expected to provide a more direct road connection and could improve the city’s accessibility to the upcoming aviation hub.
For frequent business travellers and professionals working across the NCR, Faridabad’s access to both the upcoming Jewar airport and Delhi’s Indira Gandhi International Airport adds another dimension to its location advantage.
However, the impact of the Jewar airport on Faridabad’s property market will depend on the pace at which the connecting infrastructure is completed and becomes fully operational.
Social Infrastructure Strengthens End-User Demand
Connectivity is only one part of the city’s real-estate story. Greater Faridabad, also known as the Neharpar region, has seen the development of schools, hospitals, retail facilities and other social infrastructure, making the area increasingly viable for end-users.
Educational institutions such as Delhi Public School, Shiv Nadar School and Manav Rachna International School have expanded the area’s appeal to families. Healthcare infrastructure has also received a boost, with facilities such as Amrita Hospital adding to the city’s institutional base.
The development of such amenities is important for residential markets because it reduces dependence on neighbouring cities for everyday services and strengthens the case for long-term end-user demand.
Affordability Meets Premiumisation
Affordability remains one of Faridabad’s principal advantages. Property values in parts of Gurugram and Delhi have risen significantly, making larger homes increasingly expensive for many buyers. Faridabad, by comparison, continues to offer relatively spacious housing options across a wider range of budgets.
At the same time, the market is beginning to move beyond its traditional affordability-led positioning. Premium residential developments are entering the city, reflecting growing demand from buyers looking for larger homes, upgraded amenities and a more aspirational lifestyle.
This premiumisation is particularly visible in Greater Faridabad, where developers are increasingly targeting buyers who may previously have considered Gurugram or Noida.
Developers Expand Their Footprint
The changing demand profile has attracted several developers to Faridabad. BPTP, Adore Group, Puri Constructions and RPS Group are among the developers with projects in the city’s expanding residential corridors.
Other players, including Amolik Housing, Omaxe Group and GPM Developers, have also contributed to the supply of residential, commercial and plotted developments.
The growing presence of developers across different segments suggests that Faridabad’s real-estate market is becoming more diverse, with both end-user and investment-led demand supporting new project launches.
Premium Projects Signal a Shift in the Market
The entry of luxury housing is another indication of the market’s evolution. BPTP recently launched Skynest in Sector 80, Greater Faridabad, as part of its premium residential portfolio.
The project comprises around 325 apartments in 3 and 4 BHK configurations, with unit sizes ranging from approximately 3,185 sq ft to 3,856 sq ft. Prices start at ₹4.48 crore. The development includes two twin towers of around 150 metres and incorporates landscaped sky gardens as part of its vertical-living concept.
The project is aimed at buyers seeking larger residences and premium amenities within the Faridabad market.
Manik Malik, CEO and President, BPTP, said the company’s focus was on developments that combine residential space with broader lifestyle features.
“Faridabad is undergoing a significant transformation, emerging as a strong real estate destination in NCR. At BPTP, we focus on creating developments that go beyond homes to deliver a holistic lifestyle. Our project ‘Skynest’ in Sector 80 reflects this vision, blending modern design, green spaces, and premium amenities. With improving infrastructure and connectivity, Faridabad is set to gain further prominence, and we remain committed to delivering long-term value for residents and investors,” he added.
Skynest offers amenities including a wellness centre, fitness facilities, indoor and outdoor sports areas and a clubhouse. The towers are also planned with multiple high-speed elevators, while the apartments feature balconies and layouts designed to maximise ventilation and open space.
Infrastructure Could Shape the Next Realty Cycle
According to Mohit Malhotra, Founder and CEO of NeoLiv, Faridabad’s improved connectivity and infrastructure pipeline are changing its position within the NCR property market.
“Faridabad has emerged as a high-potential micro-market, driven by accelerated infrastructure development and dramatically improved connectivity across the NCR. The opening of the Jewar Airport connecting Faridbad by expressway cutting travel time to just 30-45 minutes along with the upcoming metro extensions and the nearly completed FNG Expressway, has fundamentally repositioned the city on the region’s realty map. As the city prepares for the catalytic impact of Jewar Airport and continued infrastructure upgrades, townships that grow investments multi fold for the families who choose to make Faridabad their luxurious home in NCR,” he said.
He added that the expansion of healthcare, education and industrial ecosystems, combined with comparatively lower property prices than some other NCR markets, could support demand in the coming years.
Outlook
Faridabad’s real-estate evolution is being driven by a combination of factors rather than a single infrastructure project. Better road connectivity, expanding social infrastructure, industrial activity and relatively affordable housing have created a broader base of demand, while premium projects are beginning to attract a new segment of buyers.
Greater Faridabad is likely to remain an important area to watch as infrastructure projects progress and more residential and commercial developments come up. While future price appreciation cannot be guaranteed, improved connectivity and the expansion of urban amenities could support sustained demand in well-developed micro-markets.
For a city with a long industrial history, Faridabad’s next phase is increasingly being defined by housing, infrastructure and urban expansion. The challenge now will be to ensure that physical and social infrastructure keeps pace with the city’s growing residential footprint.
Quick Answers
The impact of Jewar Airport on Faridabad’s property market will depend on the pace at which connecting infrastructure is completed and becomes fully operational. Improved connectivity, including a new expressway linking Faridabad to the airport, is expected to boost real estate growth and commercial activity in the area. This improved connectivity is also anticipated to strengthen the region’s logistics and industrial ecosystem, supporting residential and commercial development.
